Monthly Management Fee of 10% of the Rental Income

Our Leasing Fee is 50% of One Full Month’s Rent

  • Analyze the market, inspect the property and provide an evaluation
  • Advertise and show property to potential tenants
  • Take marketing photos of property
  • Procure & process online applications
  • Perform tenant credit screening, job verification and background investigation
  • Collect & hold security deposits
  • Perform detailed move in inspection with photos/video.
  • Initiate attorney-approved customized lease with tenant(s)

Optional Tenant Placement Package is One Full Month’s Rent

If you don't need management but want to find good tenants, Epic Properties Colorado offers a Tenant Placement Package whereby we market and show your property and find acceptable tenants. We will screen all applications to find the best tenants and we collect security deposits, initiate lease agreements and perform detailed move in inspections. After those items have been accomplished, we forward the signed lease and security deposit to you and inform the tenants of your contact information for future rent payments, maintenance requests and anything else the tenants need to know. 

Getting Rent Ready

Epic Properties Colorado is committed to providing safe, clean, and properly maintained homes to our residents.

In order to comply with the Colorado Warranty of Habitability (Colorado Revised Statutes 38-12- 503), Colorado judicial law, and Epic Properties Colorado's standards, the below items must be completed before we will market a property:

1. Property thoroughly cleaned, and free of trash and debris 
2. HVAC system must be in good operating condition, with a new furnace filter installed, and extra new filters provided at the property. 
3. All mechanical elements including appliances operating as designed.
4. Caulking in kitchen and bathrooms shall be clean and free of mildew.
5. Doors and locks all functioning properly.
6. Windows must easily open, close, and lock properly and window screens be in good condition.

Full Rent-Ready Requirements

In order to comply with both internal and state rental housing requirements, including the Colorado Warranty of Habitability Requirements, every property must meet the above and below list in order to be considered “Rent-Ready”:

Exterior Requirements:

1. Landscaping fresh and clean: Lawn cut and trimmed; weeds pulled; leaves raked
2. No exterior debris or trash
3. Window wells should have proper coverings
4. Service garage doors; provide proper number of remotes (1 remote for a 1-car garage, 2 remotes for a 2-car garage, etc.)

5. Exterior spigots must work and not leak. Hoses are not required. 

Interior Requirement:

1. Extremely well-cleaned property to “hotel standards”
2. Carpets professionally cleaned, and looking and smelling fresh
3. All painted surfaces with no mismatched touch up areas, and repainting must be done corner to corner
4. All bedroom windows must have some type of privacy covering (ie. vertical or mini blinds)
5. All outlets must have plates and be operational.
6. No leaks in faucets or plumbing
7. Electrical breaker box is secure, and properly powered and labeled
8. If vacant, no personal property or other items are to be left in the unit. This includes furniture, knickknacks, toiletries, kitchen or bathroom items, soap dispensers, artwork etc.
9. Typically no lawn equipment including mowers, tools, etc. (unless included in the management agreement & lease)
10. Garage must be empty and the floor swept and heavy grease spots removed
11. Carbon monoxide detectors installed within 15 feet of sleeping areas.
12. Smoke detector on each floor according to National Fire Protection Association (NFPA)
13. Smoke detector in each bedroom according to NFPA
14. All light fixtures are working with properly working bulbs (no mismatched bulbs)
15. Doors open & latch smoothly and doorstops installed on all doors to prevent holes in walls.
16. All mechanical components working as designed. This includes HVAC, plumbing and electrical systems, kitchen appliances, laundry appliances, sump pumps, water softeners, sprinkler systems, swamp coolers, gas fireplaces, water filtration systems, etc.
17. Safety and hand railings secure
18. Wood-burning fireplace(s), if operational, shall be clean of any debris and have a fireplace screen or heat-proof glass doors installed. If non-operational, the fireplace opening on the interior of the home shall be permanently sealed with an aesthetically pleasing material.
19. Label the main water shut off valve & sprinkler valve.

Recommendations:

1. All windows (except basement windows) should have clean coverings in good condition.
2. All opening windows should have unbent and intact screens
3. Install braided lines for all faucets and washing machine
4. Provide Insulated Velcro Sprinkler Backflow Valve Cover for winter use
5. Gutters cleaned; proper extensions for downspouts
6. Secure fence lines/posts; secure any gates and make sure they are operational
