Monthly Management Fee of 9-10% of the Rental Income

  • Rent collection and processing
  • Timely coordinate all Maintenance requests
  • Pursue/prosecute for late rent
  • File evictions as needed
  • Communicate with tenant/owner regularly
  • Inspections of properties bi-annually, as a minimum
  • Community relationship 
  • Respond to tenant/owner inquiries
  • Account for all income & expenses with monthly statements 

Our Leasing Fee is 50% of the First Month’s Rent

  • Analyze the market and provide an evaluation of property
  • Advertise and show property to potential tenants
  • Take marketing photos and video of property
  • Procure & process online applications
  • Perform tenant credit screening, job verification and background investigation
  • Collect & hold security deposits
  • Perform detailed move in inspection with photos/video.
  • Initiate attorney-approved customized lease with tenant(s)

Tenant Placement Package Only is One Month’s Rent

If you don't need management but want to find good tenants, Epic Properties Colorado offers a Tenant Placement Package whereby we market and show your property and find acceptable tenants. We will screen all applications to find the best ones and present to you to choose from. We will also collect security deposit, initiate lease agreement and perform a detailed move in inspection. After those items have been accomplished, we forward the signed lease and security deposit to you and inform the tenants of your contact information for future rent payments, maintenance requests and anything else.
